Becoming a homeowner is an exciting time in anyone’s life, but it also comes with an increase in responsibilities. Maintaining the structural integrity and safety of your home can be a challenge if you aren’t sure what to look out for.
One of the most important parts of any home is the roof as it provides protection and support for the entire house. If you’re concerned that your roof may be in need of repairs, there are a few signs to check for before scheduling an appointment.
How Old Is Your Roof?
The age of a roof can be all that’s needed to determine whether or not a replacement is due. For a roof that’s 25-30 years old, replacing it in its entirety may be the best call. At that age, roof damage can happen in the blink of an eye and spread quickly through the decaying materials.
For a roof made in the last 20 years, a thorough inspection by Dynamic Remodel can be enough to discover any areas of concern and promptly address them. If your roof was built on top of an older one, this could reduce the service life and require earlier intervention to protect you and your home.
Do a Quick Inspection of the Interior
It’s never advised to step out on your roof without proper training and safety equipment. Instead, you can scan the bottom of your roof for damage from the safety of your attic. Grab your flashlight and head upstairs to get started. Try to do this inspection during the day for maximum visibility.
You’ll be looking for a few signs of damage, the first being any light coming in from the roof itself. There shouldn’t be any gaps allowing light through. After you’ve checked for light leaks, turn on the flashlight and look for water leaks or damp spots.
These can eat away at the foundation of your home and cause severe damage if left unaddressed. Streaking and stains can be signs of leaks within the roof and warrant further investigation if found.
Now Step Outside To Examine the Roofing
Broken shingles are an obvious sign of needed repairs, but we aren’t always lucky enough to find ones that have fallen off. From the ground, look for cracked, curled or misshapen shingles on each side of the roof.
Most shingles are made to withstand harsh weather and wind so finding one out of place could be an indicator of underlying damage. Another concern is whether or not the damage that dislocated the shingle pierced the rest of the roof in the process.
Lastly, check for shingle granules in your gutter or piling up against a chimney. The presence of granules means your shingles are nearing the end of their service life and the rest of your roof will follow suit soon.
