Most people don’t think about their roof until there’s a problem with it. Roofing starts out strong and capable after it’s installed. It stands strong against the elements of nature and protects you and your family against the worst of what nature throws at it. In time, all the beatings from hail, wind, falling branches, and more take their toll and the roof is weakened.
Without repairs and maintenance, it’s common for roofing problems to arise. Once you see signs of one problem, there will be more if you don’t get your roof repaired quickly. Much like a car, if one part goes out and it isn’t fixed quickly, other parts will break. Before you know it, you’ve got multiple system failures that require major expensive repairs.
It pays off to pay attention to your roof and look for signs of these common roof problems:
Damaged or Missing Flashing
Leaks around roof features are a symptom of holes or gaps in your roof. Most roofers will seal areas between chimneys, around where roofs and gutters meet, and rooftop air conditioners with metal flashing. Older roofs in areas that get a lot of snow might have roof tar and flashing used together to prevent leaks. Usually, this does a good job of sealing gaps and leaks, but exposure to weather and time inevitably causes problems.
Leaks from Weather and Tree Damage
Hail, falling branches, wind, and anything that makes a hard impact can punch holes in your roof. It’s relatively easy to put a hole in a roof, and it happens more often than you’d think. Complicating the problem of holes is the fact that you don’t know they’re there until damage is being done. It can be difficult to know where leaks are coming from without getting into your attic and following the trail or water damage to its source. If you notice water stains on your ceilings or drips in your house when it rains, get your roof inspected and fixed as soon as possible.
Missing Shingles After Storms
When your shingles are installed, it’s done using simple roofing nails. These are quick to install and do a good job of keeping shingles in place for 10 to 15 years under normal circumstances. However, severe weather can rip shingles right off of a roof, leaving the wood underneath exposed. Any moisture that touches that wood is going to cause damage. Replace missing shingles as soon as you see that they’re gone.
Clogged Gutters Cause Water Backup
If you have trees in your yard and they overhang your home, you probably have leaves in your gutters. Even if your trees aren’t located next to your home, squirrels, birds, and other wildlife will drag sticks, acorns, nuts, leaves, and anything else they find to eat or make nests from into gutters because it seems like a good place to perch. When rains come, water backs up and goes right into your roof and down your exterior walls and attic. Make sure you get your gutters cleaned regularly.
